Downsizing is a huge decision as for many of us it's the last big house move that we'll make.
Property guru Phil Spencer – of Location, Location, Location fame – has had his say on where property owners should consider buying a smaller property to see them through their retirement.
TV star Phil revealed a rundown of his top picks to the Telegraph, with one of his choices boasting property prices that are lower than the national average: Kettering.
The market town has an average house price of £245,442 and England's current average house price is £305,370.
Phil said: “With good links to London, and a recently regenerated high street, it can compete with the commuter towns of Surrey or Kent, but at a fraction of the cost.”
Kettering is located in north Northamptonshire, England, with a population of just over 60,000.
It is classified part of the East Midlands and there is a growing commuter population as it is on the Midland Main Line railway.
Crucially for many there are rail services direct to London St Pancras International which takes around an hour.
A £4m government project to transform Kettering's high street is now also complete.
North Northamptonshire Council along with Historic England have overseen the repair and renovation project to restore parts of the town center – including new pavement, benches, bins and trees.
For families schools are a huge consideration – and Kettering has a strong track record for decent education options.
The town has many good schools including nursery schools, primary schools and secondary schools – many with an outstanding Ofsted rating.
Reddit users have had their say on what it's like to live there to help others make a choice about potentially moving there.
One said: “Its not a particularly horrible place, or a particularly nice place. Its like many market towns, town center that needs work, but isn't completely dead.”
They added: “There's nice parts. Its the other side of the A14 to northampton, but theres some nice places to eat, nice countryside, and the connections to the east and north of england are pretty solid.”
Another said: “There's a few rough spots but on the whole it's fine.
“The real beauty is the county of Northamptonshire and the surrounding villages, some beauties with lovely food pubs, parks and walks.”
